FAQ
Below are answers to the most common questions I get from sellers in Plant City, Lakeland, Bartow, Brandon, Valrico, Dover, Lithia, and Zephyrhills.
💡About Selling to Adrian
💬 What types of properties do you buy?
I buy mobile homes with or without land, houses, and even vacant land in any condition.
💬 Do you buy mobile homes that need repairs?
Yes. Whether it needs a full rehab or just a little TLC, I buy properties as-is so you don’t have to lift a hammer.
💬 Do you buy mobile homes on private land?
Yes, that’s actually my favorite type of property to buy.
💬 Who will I be dealing with when I sell?
You’ll deal directly with Adrian and my team. You won’t have to work with a call center or out-of-state investor.
💬 How long have you been doing this?
I’ve been buying properties since 2003.
💬 What areas do you buy in?
I focus on properties within about 30 minutes of Plant City, Lakeland, Bartow, Brandon, Valrico, Dover, Lithia, and Zephyrhills.
💬 Will our conversations be confidential?
Absolutely. Many of our sellers are in sensitive situations, and I treat all information with complete privacy.
💬 What is the difference between you and a real estate agent?
Agents list properties and charge commissions. I buy directly from you, with no fees or waiting.
💬 Why do you do this kind of work?
Because I’ve seen too many people stuck when they really had options. I enjoy helping people in our community move on from stressful situations with dignity and peace of mind.
💬 How do I know I can trust you?
I’ve been doing this for over 20 years. I close through licensed title companies and can provide references and reviews anytime.
🗓️ Process and timing
💬 Will you list my mobile home or buy it directly?
I buy directly from you, no listings or waiting for buyers.
💬 How long does it take to get an offer?
Usually, the same day. If you send photos or let me walk the property, I can give you my best offer within hours.
💬 Am I obligated to accept your offer?
Not at all. I’ll walk you through your options so you can make the best choice with no pressure.
💬 Are there any fees or commissions?
None. What I offer is what you get.
💬 How long does it take to close?
Most closings take 2-3 weeks, though we’ve closed in as little as 24 hours. We can move at your pace.
💬 What happens after we agree on price?
Once we sign, the title company handles everything. I stay in touch and guide you through each step until closing.
💬 When do I turn off utilities?
You can turn them off on the day of closing.
💬 Do I need to clean up or make repairs before selling?
No, I buy as-is. You can leave whatever you don’t want behind.
💬 Do I have to move the mobile home?
No, if we agree that I’m removing it, I cover the cost and handle the move.
💬 What happens to liens, taxes, or judgements?
They’re paid off at closing out of the sale proceeds, so you don’t need to bring money to the table.
